III. Communication
One of the major attributes that set us apart from other commercial brokers is
our communication with our clients. At minimum we provide regular written
updates highlighting who we have communicated with and how they responded.
Even with a rejection we do our best to understand the reasons why and, if
necessary, adjust our marketing plan.
Our internal office management system keeps our agents efficient and orderly in
regards to prospecting, contacting and following up. Our scheduling program
enables us to be persistent without becoming a pest.
We keep meticulous notes behind our contacts and we have the ability to cater
our material to meet the specific needs of any given prospect on the fly. This is
especially helpful when dealing with regional and national tenants who manage
extensive pipelines and have limited time to focus on the details of a particular
project.
We are member and involved with multiple networking organizations including

Property Management
Services we provide for Income and Expense Management include:
o Collect, record, and execute all necessary procedures to satisfy accounts
receivable and payable.
o Reporting procedure catered to the client’s preferences including tenant
profiling, property ledgers, leasing activity reports, and market updates.
o Financial statements in specified format, current and year-to-date.
o Regular contract bidding for insurance, common area maintenance and
all necessary services as needed.
o Maintain expense reporting and proration management of billable
expenses.
o Review and file all necessary tax documents.
o Judicial collection services as needed.
Property Management Fee:
o 6% of gross revenue with a minimum commitment of one year; flexible
terms based on the individual project and scope of work.

Team Members
TJADER T S GERDOM is the founding principal of Gerdom Realty & Investment and
entered into the industry in 1997 with Schostak Brothers and subsequently Insite
Commercial Group. As a founding partner with Insite, Tjader helped build a team of
more than 30 brokers that dominated the market and the company eventually merged
with Colliers International-Detroit. Tjader continues to focus on investment grade retail
development, management, acquisition and disposition.
LARRY A SIEDELL has worked with Tjader since 2003, starting his career with Insite
Commercial Group. In 2012 Larry joined Tjader at Gerdom Realty after spending five
years developing nearly 50 CVS/pharmacy locations in 7 states across the country.
Larry focuses on business development and management.
MICHAEL J MURPHY earned his degree in Liberal Arts from Oakland Community
College in 2014 and joined the Gerdom Realty team in 2015. Michael focuses primarily
on the leasing and sale of retail and industrial properties in Metro Detroit with a central
focus on Oakland County.
JOEL KARBOSKE joined the Gerdom Realty team in 2016 and brings over a decade of
experience and relationships to the group. Joel covers all facets of the industry and is
very active in Oakland County and surrounding markets.
REBECCA SAAD brings over 12 years experience in real estate with 10 years as the
owner of her own brokerage and two offices in Ontario, Canada. Rebecca offers a
strong background in retail sales as well as seven years as a paralegal for a law firm in
which she was in charge of closing all of the real estate transactions including the sale
of Boblo Island.
KELLY WILLIAN, the newest associate at Gerdom Realty, graduated from Indiana
University with a BA in English and brings over 10 years of non-profit experience to
commercial real estate. Kelly applies her goal-oriented leadership, strategic problem
solving and strong relationship skills to every opportunity. She has experience in
leading a team to exceed expectations within budget constraints and is a proven
fundraiser with vision and perseverance.
PAIGE NIELSEN is the project manager and handles all aspects of marketing, customer
service and property management oversight.
